What a ₹20 Lakh Loan Really Costs

A ₹20 lakh loan at an assumed 9% annual interest rate over 20 years has an estimated EMI of about ₹18,000 a month. That figure is only part of the decision: across the full schedule, total payments would be roughly ₹43.2 lakh, before fees or other charges. The rate here is illustrative, not a quote from a lender.

How the EMI takes shape

For a standard reducing-balance loan, the EMI formula uses the principal, monthly interest rate, and number of monthly payments. A longer tenure spreads repayment over more months, usually lowering each installment but increasing the interest paid if you keep the loan for the full term.

Use the monthly rate—not the annual percentage—as the formula input: divide the annual rate by 12, then express it as a decimal. For a 9% annual rate, that is 0.75% per month. A calculator result is an estimate; a lender’s repayment schedule may differ because of fees, dates, rounding, or rate changes.

Look beyond the monthly amount

Compare the total repayment as well as the EMI, and check whether the quoted rate is fixed or floating. For a floating-rate loan, a rate change may affect the EMI, the remaining tenure, or both, depending on the lender’s terms.

Before comparing offers, check processing charges, required insurance, prepayment conditions, and whether charges apply to part-payments or foreclosure. These details can change the cost even when two offers show a similar monthly installment.

Make the estimate useful

Enter the same principal, tenure, and rate assumptions in each loan calculator, then compare the estimated EMI and total interest. Treat the result as a planning aid, not a lender offer or a judgment about what you can afford; your monthly budget and the lender’s final terms matter too.
